Article VII - Reservation of Easement and Right of Way in the Declarant and Thereafter the Association  

     The Declarant does herby except and reserve unto itself an easement and right of way to enter within, on, in, or under any Lot or Common Area, and place and maintain within, on, in or under any Lot or Common Area, lines or pipes or services or cables or equipment for any and all utilities as may now or hereafter service the Properties as the Declarant may in its sole discretion hereafter deem, including, but not limited to, gas, electric, water, sewerage and cable television lines, fixtures, pipes, services, cables or equipment, provided however, that if said fixture of line or pipe or cable or service or equipment should be placed upon a Lot, it shall be placed underground (or at ground as for a water inlet for storm water drainage, or the like) and the area of the Lot affected shall be returned to its original condition after said installation or maintenance.
     One year following the termination of Class B membership as provided for in Article III, these rights shall pass to an inure for the benefit of the Association.
